Complete re-structuring and additions to the first floor and landscape.

Structural walls were removed on 3 sides of the kitchen to create a flowing open space to the family room addition. The custom built window opens onto the koi pond which becomes a visual feature for the family room. An arched opening is formed to give visual connection to the study at the front of the house.

The dining room was sized to seat eighteen comfortably. All new structural walls, trim and openings.

The koi pond is a landscape feature that connects the family room, new screened porch and new terrace with it’s lotus blossoms, waterfall and lovely koi.

The work includes a new laundry room and pantry
